The Waterways today is a neighborhood in southeastern Fort McMurray. It is surrounded by the Clearwater River along its meandering edge as well as cut through by several creeks. The Waterways is south of the Clearwater River’s confluence with the Athabasca River. A century ago, it was a separate community five miles south of Fort McMurray.
This community has a walk score in the teens. Downtown Fort McMurray is a five minute drive or fifteen minute bike ride. The riverside parks are within a twenty minute walk for residents.
This community has decent public transit, with bus routes along Huggard Street, McCormick Drive, Tolin Drive and Tomlinson Street.
The Waterways lays along the river, just south of downtown Fort McMurray. The Athabasca separates the Waterways from the rest of town. This neighborhood was once a stop on the railroad, and it was the last stop for the railroad for decades because the rail line didn’t cross the river into Fort McMurray.
Beacon Hill is directly west of Waterways, while Gregoire Park is south of it. This community has easy access to Highway 63 and downtown Fort McMurray.
Landmarks and Events
Marine Park is a four acre park in the Waterways on Clearwater Drive. This is the original location where the shipyards transferred cargo from the railroads to barge or ship to take into Fort McMurray or carry throughout the river basin. Marine Park has the distinction of being the last shipyard in Alberta, as it is home to five ships today.
Heritage Park is about a kilometer from this neighborhood. The Waterways is about four kilometers from the Oil Sands Discovery Center on Mackenzie Boulevard.
This neighborhood is a five minute drive from the MacDonald Island Recreation Center.
The J. Howard Pew Memorial Family Park off Tolen Drive is located in this community. This park features a splash pad, playground, bathrooms, soccer fields and baseball fields. A small community park is located off Hughes Avenue.
Sitskaw Park is a large park in the Waterways. It fills a bend in the river, and it has a boat launch and off leash dog park.
Many homes here have a clear view of the Clearwater River. And all residents are close to the Clearwater River trail system.
Schools and Family Friendly Services
The Fort McMurray Islamic School is located nearby. This community is about a kilometer from Keyano College, on the south side of downtown. This is an excellent location for college students who want to ride their bike to the college or take one of the bus routes into downtown.
The Waterways is a five to ten minute drive from several public and Catholic private schools in downtown.
The Waterways real estate market is dominated by two, three and four bedroom single family homes. You can find affordable bungalows and spacious single family homes. There are a few larger six and seven bedroom homes for sale in the Waterways.
This area started to fill up in the 1940s with modern homes; there are almost no older buildings in this area. Many properties here date to the 1950s and 1960s, a few in the 1970s and 1980s, and a smattering since then, but you can find homes here built after 2000. The oldest homes are closest to downtown, the trails along the riverside parks and trail system.
Older homes are frequently updated, and many have finished basements. There are some multi-family developments and mobile homes in the Waterways.
The Waterways still has a few vacant lots for development.
